🏡 GTA & Halton Hills Real Estate Market Update – September 2025

💡 What’s Driving the Market

The Bank of Canada’s October 2025 interest rate cut has been the biggest factor shaping this fall market.
Lower borrowing costs have brought affordability back within reach for many households, sparking renewed confidence from buyers who had been waiting for relief.

However, the surge in listings means supply still outweighs demand, giving buyers more negotiating power. According to TRREB President Elechia Barry-Sproule, “The September interest rate cut was welcome news for homebuyers. With lower borrowing costs, more households are now able to afford monthly mortgage payments on a home that meets their needs.”

Even though prices are down compared to last year, the market has stabilized month-over-month — suggesting a soft landing, not a downturn. Homes are still selling, just at more realistic price points.

🏠 What This Means for Sellers

If you’re planning to sell, this is the time to stand out strategically.
We’re no longer in the market where “anything sells.” Success today comes down to:

  • Strategic pricing that reflects current buyer expectations

  • Professional staging and photography to grab attention online

  • Targeted marketing to reach qualified, motivated buyers

The average GTA seller in October achieved around 97% of their list price — proof that pricing smartly works, even in a buyer’s market.

If you’ve been on the fence about listing, there’s still demand — just less room for error. Homes that show well and are priced right are still selling in under a month.

🔑 What This Means for Buyers

For buyers, there is a lot of opportunity.
You have more listings to choose from, fewer bidding wars, and the ability to negotiate on price, terms, or closing.

With prices down nearly 5% year-over-year and mortgage payments easing due to lower rates, this fall is an excellent time to get pre-approved and find the right home before competition returns in 2026.

This market rewards prepared, educated buyers — and that’s exactly where I help clients win.
