Bank of Canada Rate Increase | Halton Hills Housing Market

Good Morning & Happy Halloween!!!

Here's a quick look at what happened this week and what it means for homeowners and buyers in Halton Hills.

As you've probably heard, the Bank of Canada increased interest rates by 0.25% this week, bringing its rate to 2.50%.

It's the first increase since July 2023.

There's also talk that we could see another increase in December or January if inflation continues to be a concern.

How Much Will the Interest Rate Increase Cost You?

Let's put that 0.25% increase into actual dollars.

If you have a variable rate mortgage, the additional interest works out to approximately $21 per month for every $100,000 you owe.

Here's what that looks like:

Mortgage BalanceApprox. Additional Interest Per Month
$200,000$42
$300,000$63
$400,000$83
$500,000$104
$600,000$125

Even after this increase, some variable mortgage rates are still lower than five-year fixed mortgage rates.

And of course, not everyone's monthly payment will change. Some variable mortgages have payments that adjust with interest rates, while others keep the payment the same and change how much goes toward interest.

But this gives you an idea of what the increase means in dollars.

What's Happening in the Halton Hills Real Estate Market?

Now, here's what I'm seeing locally.

We had another 20 homes with sales activity in Halton Hills last week. That's 10 firm sales and another 10 conditional sales.

And our inventory is holding pretty steady at 262 homes for sale.

Where Are the Opportunities Right Now?

Even with everything we've seen this year and the changes in the market, people are still moving ahead with their plans.

And there are some opportunities worth looking at.

For example, if you've been wanting a larger home, the difference in price between what you're selling and what you're buying may be smaller than it was a couple of years ago.

That could make a move possible that wasn't before.

It's worth looking at the numbers for your own situation, including your mortgage, the equity in your current home and what you could purchase today.

Sometimes the opportunities aren't obvious until you start putting the numbers together.
