Buyers Are Finding Opportunities. Sellers Need to Avoid This Mistake.

If you've been hearing that real estate inventory is coming down across the GTA, that's true.

But it doesn't tell the whole story here in Halton Hills.

Across the GTA, August sales were down only 2.1% compared with last year. But new listings dropped 14.1% and the number of homes available for sale dropped 11.3%.

In other words, fewer homes are coming onto the GTA market.

Here in Halton Hills, buyers still have a lot to choose from.

August ended with 247 homes for sale and 53 sales, representing approximately 4.1 months of inventory. Homes that sold averaged 96% of asking price and took an average of 46 days to sell.

So what does this actually mean if you're thinking about moving?

If You're Buying a Home in Halton Hills

This is where I'm seeing some real opportunity.

I'm working with first-time buyers who are taking advantage of today's market and getting into some great homes.

There's more to choose from, more time to make a decision and, depending on the property, room to negotiate.

Prices across the GTA also remain below last year. The average selling price in August was $993,410, down 2.7% from August 2025.

If you've been waiting because you thought buying a home was out of reach, it may be worth looking again.

The market you're buying in today is very different from the market we had a few years ago.

If You're Selling a Home in Halton Hills

This market punishes mistakes.

One of the biggest I'm seeing is sellers starting too high because they want to “leave room to negotiate.”

With 247 homes for sale in Halton Hills, buyers have options.

If they don't see the value in your home, they don't necessarily negotiate.

They move on.

Then the home sits, the price gets reduced and the seller can end up chasing the market.

Your home doesn't need to be the cheapest one. But your price needs to make sense compared with what else a buyer can get for the same money.

That's why understanding your competition before you list is so important right now.

What Am I Watching Next?

Inventory.

Across the GTA, the supply of homes for sale is coming down.

Halton Hills still has plenty of inventory.

If our local inventory starts falling while buyer activity increases, some of the negotiating advantage buyers have today could start to disappear.

For now, the takeaway is pretty simple:

Buyers have opportunities. Sellers need to get the strategy right from the beginning.
