Halton Hills Real Estate Update | People Aren't Waiting Until Fall

If you've ever wondered whether the real estate market shuts down in the summer, this week's numbers tell a different story.

What I'm seeing right now is that houses are still moving really well.

This has actually been one of the busiest summers I've had in quite a few years. Not only in my own business, but I'm hearing the same thing from other agents in my office.

The numbers back that up.

Last week in Halton Hills:

  • 35 new listings
  • 11 homes sold
  • 12 homes sold conditionally
  • 22 homes came off the market
  • Average sold price: $1,217,182
  • Homes sold for an average of 95% of asking price
  • Average days on market: 24
  • Current inventory: 284 homes

That's 23 homes finding buyers in one week, right in the middle of summer.

What This Means for Buyers

If you're waiting until September because you think there won't be much competition during the summer, you may want to rethink that strategy.

Serious buyers are still making moves, and well-priced homes continue to sell.

What This Means for Sellers

Summer is still a great time to sell if you're priced for today's market.

Many buyers want to be settled before school starts, while others are taking advantage of lower mortgage rates compared to last year. Those buyers are still actively looking.

My Take

One of the advantages of working in this market every day is seeing what's happening before the monthly reports come out.

Right now, I'm seeing families continue to buy and sell despite it being the middle of summer. The market hasn't stopped. It's simply being driven by people who are ready to make a move.

If you're wondering what your home might be worth or you're thinking about buying in Halton Hills, Georgetown, Acton, Glen Williams, or the surrounding area, I'd be happy to help.
