Planning Your Next Move? You Don't Have to Be Ready to Buy or Sell

October 23, 2026 | Michelle Bell, Sell with Bell

You don't have to be buying or selling a house to reach out to me.

Maybe you've always wanted to own a few investment properties. Maybe you'd love a bigger home someday, or you know that in a couple of years you'll need more room for grown kids or aging parents.

Whatever your plans are, I'd love to help you figure out how to get there.

You Can Start Planning Years Before You're Ready to Move

I talk to a lot of people who have ideas about what they'd like to do in the future, but they're not quite sure where to start.

And that's completely fine.

Sometimes the first step is simply figuring out what your home is worth today and how much equity you've built.

From there, we can start looking at what's possible.

If your goal is to buy a larger home in a couple of years, we can look at what those homes are selling for now, what your current home might be worth and what the financial side could look like.

If you're thinking about building an investment property portfolio, we can start looking at different properties, rental income, financing options and what you would need to get started.

And if you're thinking about having aging parents or adult children living with you in the future, we can look at homes that could accommodate everyone while still giving you your own space.

You don't need to have it all figured out before we talk. That's what I'm here for.

What's Happening in the Halton Hills Real Estate Market?

We're still seeing plenty of sales locally, and this week's numbers are a good reminder that people are continuing to make moves.

Last week we had 13 homes sell firm and another 10 sell conditionally in Halton Hills.

Here's what happened:

  • 29 new listings

  • 13 homes sold

  • 10 sold conditionally

  • 17 listings terminated

  • 7 listings expired

  • 13 price changes

  • Average sold price: $1,080,923

  • Median sold price: $1,120,000

  • Homes sold at 97% of asking price

  • Median days on market: 26

The median days on market reflects the properties included in the weekly report, not just the 13 completed sales.

With prices having come down from previous years, there are opportunities worth looking at, particularly if you're planning to buy and sell in the same market.

But what makes sense for one person may not make sense for another.

Let's Figure Out What Makes Sense for You

One of the things I enjoy most about real estate is helping people figure out how to get where they want to go.

And I have some great people and resources to help with the financial side too, whether that's mortgage planning, understanding your equity or looking at what you could realistically afford.

Sometimes the plan is to make a move this year.

Sometimes it's two or five years away.

Either way, there's no reason we can't start figuring it out now.

My goal is to help you get to the life you want.

So if you've got something in mind for the future, even if it's just an idea right now, send me an email and tell me about it.

I'd love to help you put a plan together.

I'll be back next week.
